Renting with SYZO is designed to be simple and straightforward. Here’s a look at the full journey, so you know what to expect at every step.
Apply to View is a button on each room page. Click it to start our short screening form — it takes around 2 minutes and helps us match you with the right room.
Screening happens instantly and automatically. You'll immediately be told if you're a good fit and taken through to book a viewing if appropriate.
We offer both virtual and in-person viewings. Virtual viewings let you explore the property from home using an interactive 3D tour. In-person viewings are arranged at a time that works for you and confirmed via WhatsApp.
After a virtual viewing, you'll see an Apply to Rent button on screen. For in-person viewings, you can either tell the letting agent on the day or text "move in" to our WhatsApp number to start the process.
A holding deposit of £150 is needed to begin your referencing and application process, as well as to reserve the room for you for up to 2 weeks. This fee will be deducted from your rent if your application is successful. The payment link is sent to you via WhatsApp.
We use Canopy to carry out referencing checks. This covers credit history and right to rent. The process is straightforward and guided.
We use Reposit to offer a zero-deposit alternative to the standard one month's rent. This means you get to save cash and still be covered. Alternatively, you can put down a security deposit of one month's rent, which is held with The Deposit Protection Scheme and is refundable when you move out, depending on the condition of your room and your rent being paid up to date.
Once your referencing is underway, you'll be invited to create an account on COHO. COHO is the platform SYZO uses to manage tenancy contracts, maintenance requests, and communication with tenants. It's where you'll find your tenancy details, report any issues, and stay in touch with the team.
Your tenancy agreement is prepared and signed digitally. Our lettings team will guide you through the details.
